These terms cover every stay at Tranquil Escape Villa, 25B, Nakanda Road, Nalagasdeniya, Hikkaduwa 80240, Sri Lanka, and the services we sell with it. We are Tranquil Escape Villa, registered in Sri Lanka, BR no. 25827019. By booking, or by paying a deposit, you accept these terms and our Refund policy. If anything is unclear, ask us on WhatsApp before you pay.

• The whole villa: eight bedrooms, each with its own bathroom, the pool, the restaurant and the shared rooms, for your group only, for up to 19 adults. What every night includes is listed on our Prices page.
• Rooms: a Deluxe Double or a Deluxe Triple Room, booked on our booking page, with the pool, the restaurant, the pool table terrace and the garden shared with other guests.
• Lunch and dinner from our kitchen, a private pick-up from Colombo airport, and your concierge on WhatsApp from 10 AM to 10 PM, as listed and priced on our Prices page.
• Experiences, such as snorkelling, surfing, safaris and day trips, arranged with independent local partners (section 11).

• Prices are on our Prices page, in pounds, US dollars or euros. The season is set by your check-in date.
• Children aged 10 and over count as adults.
• Pound and euro prices are set from our US dollar prices at a reference exchange rate, then rounded up. They are fixed numbers: you pay the price you were shown, in the currency you were shown.
• A quote (its reference, currency and amounts) is honoured while we hold your dates, for 48 hours from the moment we send you the payment link. Once the deposit is paid, the booking’s currency and prices are locked.
• Sri Lankan residents pay in rupees, as the Central Bank of Sri Lanka requires. Message us on WhatsApp for the resident rate.
• Room prices are set and shown only on our booking page.

1. Choose your dates and guests in Check dates. Your price appears straight away.
2. Send it to us on WhatsApp. We confirm your dates, usually within 5 minutes.
3. With your OK, we send a secure card payment link for the deposit. The link holds your dates for 48 hours, and your reference code with them. Free cancellation until 30 days before arrival (60 days for stays touching 20 Dec to 4 Jan). Your deposit is refunded in full. After that, the most you can lose is your deposit. The balance is never owed if you cancel.
4. Your booking is confirmed in writing once the deposit is paid.
5. The balance is paid on arrival (section 5).

• The deposit is 25% of your booking total (the villa plus any paid airport pick-up), rounded half up to a whole pound, dollar or euro. It secures your dates and closes them to other guests, and it is held against your reference code.
• For the whole villa we take payment only through OnePay payment links, which we send on WhatsApp after you agree. Your booking is confirmed when the payment is made. OnePay accepts Visa, Mastercard, American Express and Google Pay.
• You pay in pounds, US dollars or euros, at the fixed prices shown to you.
• Every payment uses 3D Secure, so your bank may ask for a one-time code.
• Tranquil Escape Villa never sees or keeps your card details. We never ask for card numbers by message, email or phone. If anyone asks you for them in our name, do not send them, and tell us.
• The balance for the whole stay is paid on arrival, by OnePay link in the currency you booked in. A booking in US dollars can also pay the balance in US dollars cash.
• Lunch, dinner and extras are paid at the villa the same way.
• Rooms booked on our booking page: nothing to pay today. You pay during your stay, in USD cash or by card.

Our Refund policy sets out when money comes back, how dates change and how to ask. It is part of these terms. In short:

• The whole-villa deposit secures your dates. Free cancellation until 30 days before arrival (60 days for stays touching 20 Dec to 4 Jan). Your deposit is refunded in full. After that, the most you can lose is your deposit. The balance is never owed if you cancel.
• You can change your dates once, free, up to 7 days before arrival, to new dates within 12 months, subject to availability. Your deposit carries over, and the rate for the new dates applies. Changing your dates never moves or extends your free-cancellation date: it stays the date it was for your original dates.
• If we cannot host you, you choose a full refund of everything you paid, or new dates.
• Rooms on our booking page: free cancellation up to 2 days before arrival. Rooms booked on WhatsApp: a 25% advance that is not refundable.

• Booked on our booking page: nothing to pay today, free cancellation up to 2 days before arrival, then the first night is charged. You can change your dates once, free, up to 2 days before arrival, subject to availability.
• Booked on WhatsApp: a 25% advance, not refundable, and one free date change up to 7 days before arrival.
• One booking on our booking page takes up to 3 rooms. For more, take the whole villa or ask us on WhatsApp.
• Children aged 10 and over count as adults toward room and villa limits. A Deluxe Double takes 2 adults and 1 child under 10. A Deluxe Triple takes 3 adults and 1 child, or 2 adults and 2 children. We don’t have cots.

• Check-in from 2:00 PM. Check-out by noon.
• Early check-in and late check-out are perks of booking direct. They depend on availability and are confirmed the day before.
• Every adult shows a passport or national ID at check-in. For foreign guests we photograph the passport; the Privacy policy says how long we keep it.
• Best rate when you book direct. Found a lower price for the same room, dates and conditions on another site? Tell us and we will match it.

• No DJ parties, and nothing illegal on the property.
• Parties are welcome inside the soundproof hall, which is our restaurant and holds 19. Outside it, keep the music at a considerate level. After 10 PM the party moves into the hall.
• No visitors. Your driver stays in the driver’s room. Parties in the hall are for registered guests only.
• No pets.
• Alcohol is allowed.
• No outside cooked or delivered meals. Raw ingredients for our chef to cook are welcome.
• Smoking outdoors only.
• No glass at the pool.
• Breakages beyond normal wear are charged at replacement cost.
• The pool is 5 ft deep throughout, with no shallow end, and there is no lifeguard. Children must be supervised by an adult at all times.
• The house has three floors, reached by stairs only. There is no lift.

Children under 10 share a room with their parents, within the limits in section 7. The pool rules are in section 9.

Snorkelling and diving on the reef (November to April), surfing (November to April), Galle Fort, Yala safaris, whale watching, Ella and other day trips are arranged by our concierge with independent local partners. We quote each one on WhatsApp first. You pay the partner on the day, as quoted. They are never paid through OnePay or our payment links, and the partner’s own terms apply to the activity.

We look after the house and the people in it, and we are responsible for the stay and services we provide. We are not responsible for things outside our control, such as flight changes, road closures, weather, or an interruption to power, water or phone networks. Some things only you can do: keep an adult with children at the pool, and look after your own belongings. Nothing in these terms limits a right you have by law, or our responsibility for death or personal injury caused by our negligence, or for fraud. Subject to that, our total responsibility to you for a booking is limited to the amount you paid us for it.

Tell us first, on WhatsApp or by email, and we will do our best to put it right quickly. If we cannot settle it between us, the courts of Sri Lanka decide it.

These terms and your booking are governed by the laws of Sri Lanka.

We may update these terms. The date at the top shows the last update. A booking is covered by the terms published when it was confirmed.
